The following is a list of areas & items in XY that are initially beyond your reach but become accessible later after obtaining the appropriate HMs and/or defeating the Elite Four. Note that this does not list areas that are only visited after a needed HM is (or should have been) obtained.

Cut

• Revive on Route 3
• Elixir on Route 22
• Sharp Beak and Youngster Anthony on Route 5

Strength

• Move the boulders blocking the paths in Connecting Cave and get TM40 (Aerial Ace)
• Water Stone on Route 8

Surf

• Dawn Stone on Route 3
• TM19 (Roost), hidden Heart Scale, and two Swimmer ♂'s on Route 8
• Charti Berry off the coast of Cyllage City

Waterfall

• yellow flowers, various items, a Tanga Berry tree, two Ace Trainers, and the Chamber of Emptiness on Route 22 (some also requiring Strength)
• Stone Plate, hidden HP Up, and TM97 (Dark Pulse) on Route 15
• TM71 (Stone Edge) and Heart Scale outside Frost Cavern
• TM80 (Rock Slide) in Couriway Town
• TM29 (Psychic) and purple flowers in Pokémon Village

After defeating the Elite Four

• Trade any Pokémon to Shauna in Vaniville Town for the starter weak against yours
• Get the TMV Pass from Prof. Sycamore in Lumiose Station, thereby allowing access to Kiloude City
• After defeating Calem/Serena in Kiloude City: Get your Mega Ring upgraded by Prof. Sycamore in Anistar City, allowing hidden Mega Stones to be found between 20.00 and 21.00:
  • Santalune Forest — Pinsirite^X/Heracronite^Y
  • Shabboneau Castle — Mawilite
  • Glittering Cave — Kangaskhanite
  • Cyllage Gym — Tyranitarite^X/Aggronite^Y
  • Reflection Cave — Alakazite
  • Laverre City — Medichamite
  • Route 16 — Manectite^X/Houndoominite^Y
  • Frost Cavern — Scizorite
  • Couriway Town — Gyaradosite
  • Victory Road — Garchompite
  • Chamber of Emptiness — Banettite
• Help Looker catch Xerosic (after upgrading the Mega Ring)
• Get the Poké Radar from a Scientist in Prof. Sycamore's Laboratory in Lumiose City
• Trade any Pokémon to Diantha at Café Soleil in Lumiose City for a Ralts holding a Gardevoirite
• Access Restaurant Le Wow, Sushi High Roller (if you have high style), and the Battle Institute in Lumiose City
• The Elite Four and Champion can be battled in the Battle Chateau, and the Gym Leaders' Battle Chateau teams level up.
• Pre-Generation VI fossils can be obtained by smashing breakable rocks in Glittering Cave
• Get a Dusk Stone from a Team Flare Grunt in Laverre City
• Access Zygarde's chamber in Terminus Cave on Route 18
• Access the Unknown Dungeon in Pokémon Village
• Get back the Pokémon you loaned to an old man in Anistar City along with a Comet Shard
• Articuno, Zapdos, or Moltres (depending on your choice of starter) starts roaming Kalos

After seeing every Pokémon in the Kalos Pokédex (except the legendary birds)

• Get the Oval Charm from Prof. Sycamore in Lumiose City

After catching every non-event Pokémon in the National Pokédex

• Get the Shiny Charm from Prof. Sycamore in Lumiose City
